The services we offer under our Management include the following:

  • Rental collection.
  • Arrangement of all maintenance and repair work (quotes are obtained). We contact a group of reliable tradesman when maintenance is required. If you prefer your own tradespeople, we would be pleased to use them.
  • Monitoring tenants who are in arrears and issuing of necessary notices according to Residential Tenancies Act.
  • Full representation for landlords regarding Residential Tenancies Act.
  • Cost effective advertising and then showing prospective tenants through premises personally.
  • Completion of all forms required by the Residential Tenancies Tribunal and collection of bond (Equivalent to four weeks rent.)
  • A full written inspection report on the condition of premises before tenant takes occupation, and quarterly inspections of the property. A copy of the inspection report is forwarded to you by mail.
  • A monthly statement detailing income and expenses is forwarded to you and payments are deposited directly into your nominated Bank Account, ensuring that they are in hand by the end of each month.
  • The opportunity to have Landlord Property Protection Insurance and advice on rental price according to current rental market.
Our Prices
Management Fees

  • Letting: Advertising properties to procure tenants when necessary; arranging appointments and showing through properties; interviewing, screening and reference checks of applicants to select a suitable tenant; administration of required documentation (including Lease Agreement, Inspection Sheets, and collection and lodgement of Security Bond with the Residential Tenancies Tribunal.)

Letting fee – equivalent to 1 week rent with management.

  • Management:
    Collect and process rent; follow up on rental arrears; eviction of offending tenants if necessary; administration of required documentation for finalising a tenancy (including final inspection and return of Bond); arranging for maintenance and repairs to be carried out; issue monthly statement of accounts and deposit funds due to landlord into bank account.

Management fee 6.6% of rents collected.
